Welcome,

As a homeowner in Mamakating, one of your concerns should be your property assessment. One of our concerns is that all assessments are fair and equitable in relationship to other properties in the town. As a property owner you have many responsibilities, which includes paying taxes.

Taxing jurisdictions must raise money to operate. The real property tax is one way that this is accomplished. Unfortunately, this system has many disadvantages. As Assessor's, we have no control over the budget process. We can only make sure that you pay your fair share of taxes. In order to maintain fair and equitable assessment, we need cooperation from property owners. The more information we have on the properties in Mamakating, and the market place, the more equitable the assessment will be.

Following, you will find information about assessment terminology, downloadable forms and important dates in the assessment year. Please call or stop in to discuss exemptions that may be available to you.

Dates to Remember


  • March 1st - All exemptions must be filed on or before March 1st.
  • May - Grievance Day - 4th Tuesday in May.
  • July 31st - Small claims petition must be filed no later than July 31st.
  • September 1st - School tax bills mailed out by various school tax collectors.
  • December 31st - Town/County tax bills mailed out.

NOTICE OF COMPLETION OF TENTATIVE ASSESSMENT ROLL

[PURSUANT TO SECTION 506 and 526(1) OF THE RPTL]

HEARING OF COMPLAINTS

NOTICE IS HEREBY GIVEN that the Assessor of the Town of Mamakating, County of Sullivan, has completed the Tentative Assessment Roll for the current year: 2020, and that a copy thereof is available on the Town’s website at http://www.mamakating.org where it may be seen and examined by any interested person until the

FOURTH TUESDAY OF MAY; MAY 26, 2020, and that on such day between the hours of 3:00 p.m. till 5:00 p.m. and 6:00 p.m. till 8:00 p.m., the Board of Assessment Review for the Town of Mamakating will meet remotely by telephone conference call or similar service, open to the public, to hear and examine all verified written complaints in relation to such assessments, and the application of any person believing himself aggrieved thereby.

RP-524 complaint forms with all supporting documentation must be filed with the Assessor’s Office via mail or Tax Drop Box on or before 8:00 p.m. on May 26, 2020.  The RP-524 complaint form may be found on the Town of Mamakating’s website at http://www.mamakating.org.

In accordance with Executive Order 202.22 issued by the Governor of the State of New York, and due to the present COVID-19 pandemic, hearings before the Board of Assessment Review will only be held remotely by telephone conference call or similar service, by appointment only.  Please contact the Assessor’s Office at (845) 888-3000 to schedule an appointment for a hearing.  Instructions to participate in the remote hearing of the Board of Assessment Review will be provided when the appointment is made.  Instructions to allow the public to listen to the hearings of the Board of Assessment Review will be provided on the Town of Mamakating’s website at http://www.mamakating.org on or before May 26, 2020.

GRIEVANCE DAY

In accordance with Executive Order No. 202.22, and due to the present COVID-19 pandemic, meetings with the Town Assessor pertaining to the Tentative Assessment Roll will take place by telephone only.

A publication containing procedures for contesting an assessment is available on-line at: www.tax.ny.gov. 

    The Hearings of the Board of Assessment Review will be held on May 26, 2020. All grievance complaints must be received in the Town Assessor's office via mail or by Tax Drop Box on or before 8:00 p.m. on May 26, 2020.
